- $40.00 Application fee, NON-REFUNDABLE, per applicant.
- All applicants must provide two forms of identification upon submitting application.
- All applicants are judged on the same standards, one application at a time on a first come, first serve basis.
- All applicants must sign application and release of information statement and must sign this policy acknowledging receipt herein.
- Applicant may BE DENIED for the following reasons:
- Provides an invalid social security number or does not have a valid social security number or another identification number in which a credit check may be run. In such instances, additional securities or requirements may be required to further consider the application.
- Cannot pay full month’s rent and security deposit in full.
- Does not earn enough to qualify for the rent. (One month’s rent should not exceed one week’s take-home pay or gross income must be three times the rent.)
- Has a civil judgment unsatisfied or eviction judgment.
- Has a credit history of unpaid bills, collections, liens or judgments or has no credit.
- Has a history of property destruction.
- Has a history of disturbing their neighbors.
- Previous landlord was not given proper notice or would not re-rent to applicant.
- Previous landlord has given the applicant written notice for non-compliance.
- Providing false or inaccurate information on application.
- Applicants will be asked to disclose any prior arrests, convictions or pending criminal actions. A criminal background check will be conducted. Failure to disclose is grounds for denial. Arrests and pending criminal actions will not, in themselves, be grounds for denial but may be factors used along with other criteria. Convictions of any sort will be evaluated on an individualized basis. Management will consider the nature of the crime and the severity of the crime, along with how much time has passed since the criminal activity and the release from imprisonment, parole, or probation. Persons who are listed on any sex offender list will not be considered. Persons who have a criminal conviction relating to drugs who have not provided evidence of completed drug rehabilitation will not be accepted nor will persons whose drug conviction relates to drug offenses other than possession. Applicants should be aware that serious convictions relating to crimes involving violence, gang activity, arson and injury to persons will likely be denied. Also persons who have been recently released from prison, parole, or probation may be required to provide additional information and references.
- Rental property will not be taken off the market until deposit is paid in FULL and lease is signed by all applicants.
- Applicants are to provide their last two landlord or the last three years of resident history.
- Absolutely NO PETS in any multi-dwelling units.
- Absolutely NO SMOKING in any rental home managed by CENTURY 21 Gage Froerer & Associates.
- No more than two un-related applicants per property.
